What's your home worth? -- and other million dollar questions

Posted by John Bailey Realty on Wednesday, October 19th, 2016 at 11:12am.

Or if I decide to sell, how long will it take to sell it?

There are 3 factors that determine the resale performance of a home: Price, Location and Condition.

"Pricing your home right, and offering something that no other homes in your price range are not, this increases your marketability.  Don’t base your price on the homes that are currently active, base it on homes that have actually sold in the last 3-6 months. These are actual numbers that Realtors can work with, and can get the actual listing price based on amenities that you have or don’t have compared to those that sold." (Kimberly Perez)

Obviously today's market presents challenges. That's why you need a full service personal consultant that is looking out for you through each step of the selling process.

When working with John Bailey Realty, one of the first things we do is place you with one of our agent consultants to insure your home is readied properly, target marketed, and sold as quickly as possible for a good price.

Homes that are on the market too long decline in value. That's why we aggressively start selling your home the first day it is put on the market.

John Bailey Realtors are backed by a whole team of consultants including a website manager, virtual tour photographer, landscaper, home stagers, painters, repair contractors, closing attorney, etc. Our consulting Realtor will steer you through the choppy waters with seasoned expertise.

Improvements

While some firms prefer to make a quick sale and run to the next deal, John Bailey Realty analyzes each home uniquely. Here's an example:

A client's mother was ill and had to be moved to an assisted living facility. The daughter was going to sell her mother's house for $150,000, based on recommendations from other Realtors.

However after being referred to John Bailey Realty, the firm analyzed the situation and rather than try to make a quick buck, recommended $50,000 of improvements. Why?

First, the $50,000 of improvements only cost $25,000 due to Bailey Realty's outstanding relationship with experienced contractors. Six months after the work began, John Bailey Realty sold it for $225,000, netting an extra $50,000 for the family.

If you like putting thousands of extra dollars in your pocket, think John Bailey Reality. We put YOU first. Having great relationships with contractors and knowing the real value of your home are just two examples.

The John Bailey Team is here to serve and help make the home selling simple and the most profitable. Please submit our Home Evaluation Form and we will contact you to discuss this further.
